Terms & Conditions

As at 1 Jan 2024

THE FOLLOWING SPECIAL CONDITIONS APPLY DUE TO COVID-19, IN ADDITION TO OUR USUAL TERMS AND CONDITIONS BELOW.

We are very conscious of the health and safety of our guests, ourselves and our business, and are currently taking bookings under the following conditions because of COVID.

We have strict cleaning and hygiene protocols in place, including additional sanitising of high touch points. There is sanitiser in the cottage, but we suggest you also bring some with you so that you can use it when you are out and about in our local community.

While we are taking all precautions, it is the responsibility of our guests to do the same.

We may make the decision to close the Cottage at any time, or to cancel your booking, if we consider the risk to be too great. In the event that we do this without any Government restrictions being in place, we will notify you as soon as possible, and you can choose a refund or to put your deposit / tariff paid towards another booking within one year of your original check-in date.

In the event that 1) Federal or State Government restrictions that apply to your residential area, or prohibit your travel to the Shoalhaven, are in place; or 2) you notify us of a positive COVID test, and you are within 14 days of your original check-in date, you will be able to change your booking once to another date within a year of your original check-in date.

If you are in excess of 14 days from your original check-in date, we will be happy to give you a refund if you prefer.

1. Acceptance and responsibility

It is the responsibility of all guests to read all Terms and Conditions prior to making a booking.

Payment of the deposit constitutes acceptance of these Terms and Conditions.

2. Check in/out

Check-in is from 2pm and check-out is by 11am on weekdays, and 12 noon on weekends, unless otherwise arranged.

Check-in and check-out times will be noted on your booking confirmation email.

We supply a door code on the day of check-in for you to access the cottage.

We require full payment and your mobile number in order to supply this door code.

3. Payment

A booking deposit of 50% of the total tariff is required to confirm your reservation and this payment forms part of the total tariff payable.

The balance of the tariff is due 14 days before check-in. If your stay commences in 14 days or less from the time of booking, the total tariff must be paid in full up front. The deposit and the remainder of the tariff must be paid by bank deposit / transfer (bank account details will be on your confirmation email).

Bookings for December & January must be paid in full upfront if within 30 days of check-in.

4. Wedding bookings

If your booking is for a wedding – either getting married or part of a wedding party – you need to inform us before making a booking. An additional refundable deposit of $400 applies to all such ‘wedding’ bookings.

Any confetti, rice, rose petals, wedding packaging, large boxes or similar items are your responsibility to remove before checkout.

A cleaning charge equal to the cost of laundry, dry cleaning etc will be applied to your booking in the event that we have to remove excess garbage; or makeup, staining from confetti or rose petals, or similar from bed and bathroom linen or bathrobes. Guests will be charged the replacement value of sheets, towels or bathrobes permanently stained by massage oil, fake tan, hair colourant etc.

The deposit will be returned, less costs as outlined above, as soon as practicable after your checkout. You will need to supply us with your bank account details for the return of any deposit.

5. Registered guests only on premises

The cottage is a licensed B&B and private property. Only registered guests are allowed on the property. You must supply us with the names of the up to two (2) guests with your booking.

Any registered guests bringing unregistered guests (without prior authorisation) will be required to leave the premises and will forfeit the entire tariff paid.

You must also have permission before any other service providers (for eg. delivery drivers) enter the property.

6. Cancellations/booking changes

General cancellations:

All cancellations must be notified in writing.

We do not issue refunds within 14 days of your check-in date; we will however gladly transfer your booking (to the same value) once to another date within 12 months of your original booking date. You may be required to pay an additional tariff if the value of your new booking exceeds the value of your original booking

No refunds or transfers within 48 hours of check-in.

Blackout periods apply for transferred bookings.

7. Unforeseen circumstances

If the cottage becomes unavailable for your occupancy due to unforeseen circumstances (eg. fire, storm, damage, etc) we will inform you immediately and do our best to obtain suitable alternative accommodation for you. If we cannot, any monies paid will be refunded in full.

If any electrical or other device breaks down during your stay, it should be reported as soon as possible and reasonable attempts will be made to repair or replace the item in question. We will make every effort to minimise any inconvenience; you must allow repair/service access to the property during reasonable hours. However, we cannot issue partial refunds or give discounts due to such occurrences.

If a major problem renders the cottage uninhabitable, we will make every effort to find alternative suitable accommodation for you. We cannot be held responsible for failure or interruption to power or services to the cottage for reasons beyond our control.

8. House rules

Parties or functions are not allowed.

Accommodation is for up to two (2) adults only. Any registered guests bringing in pets, children or unregistered guests (without prior authorisation) will be required to leave the premises immediately and will forfeit the entire tariff paid.

9. Pets/children

Pets are not allowed. The property is not suitable for children.

10. Insurance

Our property insurance may or may not cover your items if they are stolen, damaged or broken on our property. In the event of this happening, please advise us immediately.

11. Smoking

For the comfort of other guests, the cottage and immediate surrounds are designated STRICTLY NON-SMOKING AREAS. Please choose another property if you wish to smoke.

12. Wood fire

We supply wood for the fire between Anzac Day and the end of August. Wood supplied is sufficient for the fire for each night of your stay. We do not supply wood to be used all day.

Additional wood is available at a cost of $20 per day. You must not use your own wood in the fire.

Please do not use the wood fire on the morning of your departure, as this prevents us from re-setting the fire for incoming guests.

The fireplace cannot be used during the official bushfire danger (‘NO BURN’) period in the Shoalhaven, if this is in force at the date of your booking.

13. Respect for property

We ask you to respect all property inside and outside the cottage.

Please leave the property in a clean and tidy condition, including the barbecue, which must be left clean and ready for the next guests to use.

Wash and pack away crockery, pots & pans or stack any remaining items carefully in the dishwasher and switch it on before leaving.

Switch off all lights and heating when you are not in the cottage throughout your stay, and before leaving; the dishwasher will switch off automatically.

Leave all furniture and furnishings in the position they were in when you arrived.

If you leave any items behind, we may pass on the cost of returning them to you.

14. e-Batteries

The following applies to the charging and storage of e-batteries in the cottage and surrounds:

  • Devices and equipment containing li-ion batteries, such as e-bikes and e-scooters MUST NOT BE charged inside the cottage – all charging is to be carried out on the undercover porch areas.
  • UNDER NO CIRCUMSTANCES charge batteries or devices on bedding, lounges, in living areas or in direct sunlight or near other sources of heat.
  • DO NOT leave batteries or devices unattended while charging and once the battery is fully charged, disconnect it from the charger.
  • Do not leave batteries or devices in your parked vehicle where they can quickly heat up.
  • Never charge a battery or device that is showing signs of damage or is hot.

15. Privacy policy

Any information you provide to us is strictly for purposes related to your booking, and to provide you with ongoing information about the cottage. It will not be shared with any third party.
